What type of floor do you want?

By Daniel Hagthorsen

What is the wise choice when it comes to upgrading your floors. Especially for those who are selling their home or on a budget, this is a big decision. New flooring can potentially make a home more sellable, and more attractive to buyers.

Selling a home is expensive. There are so many hidden costs. So the idea of doing a huge amount of redecorating often seems counterproductive. Yet experts advise those selling their home that doing their house up is a wise move and essential for attracting a buyers and a fair price. In the current economic climate, houses are not worth as much as they were, and a home with finishing touches will be worth more than one without.

The real question is what are buyers looking for? This will determine whether you put down some cheap carpet, or some cheap laminate flooring. Which option will help you sell your houses? Which one is the better investment?

Your first instinct may be to go for some cheap carpeting. You can get end of rolls and all sorts of deals that make carpeting seem like a nice easy and inexpensive option for making the house look good. However the reality is that cheap carpets are not durable. Also, carpeting is not so popular with current buyers. Carpeting is often the first thing to be replaced in a home and it may just be seen as something that would have to be changed. Plus, if your home is on the market for several months, the "new carpets" are going to start showing obvious wear if they are not of a good quality.

For the price you would pay for a medium range carpet for your home, it's possible that you could afford put down some cheap laminate flooring that is of a high quality that looks exactly like hard wood flooring, with the advantage of being much easier to maintain and more likely suited to the lifestyle of the potential buyer.
